The Savannah, Pooler, Port Wentworth, Rincon, Springfield, Guyton and Richmond Hill communities have seen an explosion of new home communities of all sizes in recent years.

As our community has grown and spread out, builders and developers continue to build communities in all prices and sizes with amenities ranging from golf, tennis, boating, swimming, playgrounds, bike paths, exercise facilities and more.

Many of these areas are like suburbs of Savannah proper and are within a 20 to 40 minute drive from mid town Savannah, Ga.

In the current real estate market there are great deals to be found. Many builders are offering price concessions in upgrades that can be used for solid surface counters, hardwood flooring, gourmet kitchen packages and more. Many offer to pay closing costs or contribute money that can be used for interest rate buy downs.

Remember, that smiling face that greets you at the door of a new homes community represents the builder, so do yourself a favor and make sure you walk in on the first visit with your own Realtor. It costs you nothing and we know what to ask for to get the best deal, incentives and upgrades. New construction, just like resale is all about negotiating the best deal!

Some of these communities do not list on the MLS, but as a local realtor I am kept up to date on lots of "specials", price reductions and discounted available inventory.
